Presenting your garden to sell this Spring

We are often asked when is the best time to sell a home and people usually want to do this when the garden is looking at its absolute best. Now Spring has finally sprung with the longer days, shorter nights and (hopefully) better weather there is no better time to get started. Kerb appeal is a big factor for our buyers, so keeping on top of basic garden maintenance will really help when it comes to sell, we know how busy many of our vendors are so here are some ideas to get your garden sale ready.

 

            Here are The Coastal Houses tips to consider…

 
  • Make sure your front door looks shipshape, do you always notice when a house has a lovely front door? We certainly do. We recommend giving it a gentle jet wash and if needed a fresh lick of paint in a classic front door colour which will give your frontage an instant facelift, we’re lucky to be close to the sea where pale blue and sage tones tend to be loved the most, but we also in Dartmouth and Kingswear have many period townhouses which often opt for bolder primary shades (yes, even bright yellow) or deep grey. It’s hard to walk past them and not be tempted for a peek inside, and don’t forget to polish any metal letterboxes, house numbers and door-knockers. Or consider replacing them if they’re past their best. First impressions really do count how many homes have you discounted simply because you didn’t like the look of the house from the outside?

 

 
  • Tidy up the front garden: It really is worth spending a few hours updating the front garden after the winter months. It is an area that should always be aesthetically pleasing to those passing by but more importantly to potential buyers. The front garden says a lot about your home and should be at the top of your to-do list this Spring.

 

 

 
  • Clean out the garage: The garage is an easy location to dump those rarely used items, boxes and miscellaneous objects. Take a sunny day to open up your garage door and take stock, it may seem a little daunting at first but be ruthless and clear out anything that you haven’t used in the last year or two. You’ll be amazed by how much you won’t miss things. It’s only about a day’s worth of work and can increase storage space and the appeal of your house plus it will make it much easier when the time comes to move out.

  • Examine the exterior: Check the outside of your home thoroughly for signs of wear and tear. Peeling paint and years worth of grime can detract from the kerb appeal of your home. Thorough cleaning and repainting can make a world of difference. Repainting an exterior door or gate every couple of years isn’t too daunting or too time-consuming, but window frames mean serious ladders (or even scaffolding), far more intricate work, and a much bigger budget. Plus, it’s best to have a contrasting colour on your front door so it’s not too matchy-matchy. Our advice? Keep your window frames the same tone, giving them a fresh coat of paint only when they need it. 

  • Let the light in: Take some time to clean every window in your home. Wash the windows and windowsills both inside and out and check all the seals around the window panes. While you’re up a ladder it’s a good idea to check all the gutters and clear out any obstructions.  A handful of leaves or a stray tennis ball blocking a gutter can lead to thousands of pounds worth of damage. This tedious task should only take a day but will enhance the exterior and interior of your home.

  • Check the roof: Never neglect your roof – it is the shelter over your head. The summer provides the perfect opportunity to examine the roof for damage, leaks, and missing tiles. If there seems to be a serious issue you should contact a professional. A little preventive work at this stage will really help when your property gets to the survey stage.

 

Ensuring the outside of your home is in the best possible state not only gives you the pleasure of living in an attractive, well-maintained home, but it also helps add value and boosts the appeal of your property when you decide to sell. First impressions really are everything, and you want to ensure the outside of your home leaves potential buyers eager to get inside.
