HIP Information
Nearly all properties in England and Wales have to have a Home Information Pack (HIP) before the property can be marketed.
The HIP will comprise some of the key documents at the very start of the home-buying and selling process and includes an Energy Performance Certificate and a number of the legal documents normally associated with the sale of a residential property.
When marketing begins, the HIP must contain at least the following:
An index of contents An Energy Performance Certificate A sale statement (basic information about the sale such as name of seller and property address, whether the home is freehold or leasehold etc) Evidence of title (for registered properties) Searches relating to the property (or proof that these have been commissioned)
The following documents are compulsory, but can be added to the HIP later if there are delays in obtaining them:
Evidence of title (for unregistered properties) Searches Leasehold documents.
Where any items are missing, the index should explain why. Where searches or leasehold documents are missing, the seller needs to provide evidence that an agreement has been made to provide the documents as soon as practicable and within 28 days.
What is an Energy Performance Certificate (EPC)?
The EPC will tell you how energy efficient the home is. It will be rated on a scale of A – G. The most energy efficient home will have an A rating. The EPC will also advise as to the impact the home has on the environment. Better rated homes will have lower Carbon Dioxide emissions.
Government believes the average property in the UK will be in bands D – E. Recommendations will also be included in the EPC about how to make the home more energy efficient.
